Buyer’s Agent Weekly Property Report 27th July


Melbourne's housing market continues it's solid performance with a 74% clearance rate from around 470 auctions. Records continue to be smashed all over Melbourne with a house in Coronation Street, Kingsville selling for $1,336,000, beating the previous record in Empress Road of $1,210,000 that was set last month.

The Western suburbs are leading the way with 12.1% yearly growth ahead of 9.6% yearly growth in the North and we have been targeting these areas for the last few years. Prices seem to have peaked in the East with only 0.5% growth and the South and South Eastern suburbs have only increased around 6% in the last year. 

Not all sectors of the market are performing strongly. Clients who purchased one bedroom apartments in Ormond and Brunswick West nearly nine years and fourteen years ago had very little capital growth due to the large supply of modern apartments that have flooded the market in recent years.
