Buying “off market” property – Why you need a buyer’s agent.

A good friend of ours Mario Borg recently wrote and article on off market property and we thought we would expand on the topic to our readers. In such a booming property market, we are seeing an increase of clients using our buyer’s agent service. The competition is tight and if you have been missing out at auctions recently and exhausted from the process, this could be the next strategy for you. 

What is “off market” property?
Property that is not advertised online or publically is considered as an off-market property. These are more common than you think, and in a competitive housing market being exposed to these opportunities could be your chance to beat other home buyers in the market.

These types of sales are generally used for a quick sale by a vendor who does not want to go through the process of a traditional campaign. Alternatively, a vendor may list their property with an agent where the property is not listed online or within the papers. This type of selling would involve the agent calling their database, contacting registered buyers, developers and buyers agents to try and sell the property quickly and without the marketing expense to the vendor.

Every sales agent has a strong motivation to sell so this could be a great opportunity for you to get ahead of the competition!

Why you need a buyer’s agent.
There are many advantages to having a buyer’s agent. One of them is being exposed to their network of real estate agents who have properties for sale, either off market or very new to the market. If your buyers agent has great connections with real estate agents in your desired location, this can be a real advantage for you.

Not only does this mean there is less competition with off market properties, but your buyer’s agent will be able to negotiate on your behalf so the buying process is stress free and streamined.
