Understanding the role of a buyer's agent

I’m a sensible adult, it shouldn’t be too hard to bid at auction so why should I pay for someone to do it for me?

Buying property at auction is not as simple as it may look. Buying at auction requires preparation, knowledge, successful tactics, a relationship with the selling agent and an understanding of the human psyche.

Our experience as Buyer’s Agents has spanned over 17 years and we have had many clients come to us initially slightly sceptical that we can really give them the competitive edge when it comes to purchasing property.

We get it, every dollar counts when you are purchasing property – especially if you are a First Home Buyer. When we speak to clients, we go through the whole emotional process with them to understand their needs and help them make sound investment choices based on a few guiding principles. Yes, it does cost money to engage a Buyer’s Agent but the return is that you purchase property that has value and is within your budget.

Like any skill, our team of Buyer’s Agents have successfully assisted clients purchase their dream home or investment property thousands of times with exposure to auctions and off market opportunities every week.

Auctions present a high stress environment – an almost theatrical event that auctioneers create to push the price of the property up. There is a reason why people stop and watch an auction even if they aren’t interested in the property! We emphasize the drama and theatrics because even if you are a person who is usually calm under pressure, wanting to purchase a specific property because of various factors could inhibit your ability to stay cool under that intense pressure and bidding momentum.

Utilising an expert that has your best interests at heart means that they will negotiate and bid with your restrictions in mind. Having a clear understanding of auction bidding behaviour and auctioneer behaviour is part and parcel to a successful win at auction or a successful loss where you walk away from a property because the price doesn’t match the value that property presents in the first place.

Let us help you with your property purchase. From our search to settlement service where we do everything from search and attend open for inspections; to our negotiation service where you find the properties you like and we negotiate on your behalf, there’s a solution to assist you so you can have a great buying experience.
