How to prepare for a rental inspection.

Renting in Australia is something that a lot of people do at some point in their lives. Depending on how long your lease is, it is inevitable that you will experience a rental inspection at around 6 months into your lease. We have some tips to make your preparation easy!

1. Be prepared – It is law that at least 24 hours notice is required before an inspection. If you keep your home tidy, it will make the clean up prior to your official inspection a breeze! It’s much easier to maintain the cleanliness at your rental property on a regular basis than spend a whole day cleaning.

2. Find an alternate place for your pet to stay – A lot of rentals are now accepting pets as part of the lease (something that needs to be signed off when you sign your agreement). For pets, inspections can be stressful especially if you are not home at that time. Try leaving your pet with a friend or at doggy day care to ensure they are not stressed!  It can also be stressful for your Property Manager to inspect your property when there is a pet inside and you dont want to risk your pet getting out.

3. Have a list of issues (if you have any) – Rental inspections are a great time to alert your landlord or agent about any maintenance issues that you may be having with the property. At Advantage Property Consulting, we provide the tenants with a maintenance notification sheet for them to complete prior to the inspection. The Property Manager can then inspect the maintenance items during the inspection, which makes it easier for them to determine the course of action required.

4. Don’t forget your garden – The inspection doesn’t just cover the interior living spaces of your rental. If you have a garden, garage or balcony make sure they are clean and well maintained as this will be your responsibily.

Rental inspections don’t have to be a daunting or stressful situation. If you maintain your home on a regular basis, it will make the process easier. They are designed for the landlord or agent to ensure the property is being well cared for and check any major damage or potential problems.
