Presenting your property well to sell – where do I start?

Looking to sell in this booming market? If you have had your property for a while the whole process of even putting your property on the market can be daunting. If you need to refresh your property but don’t want to overcapitalise on renovation costs, we have some areas you can focus on, which can assist you in the presentation of your home.

Buying a house is emotional and for many they need to be able to envisage themselves living in that environment quite vividly. How you present your home is something that we always advise our clients to be aware about.

Start planning – renovating your home is not as easy as it seems. The rise and success of renovation reality TV shows, can really make it look easy! The starting point to a successful renovation lies in knowing what you really need to refresh and how to stage it. It’s better for example to paint all the walls before replacing flooring.

Select neutral colours - Painting inside and outside is a relatively easy refresh that will add to the appeal of your home. We recommend choosing neutral colours as bold and statement walls may be polarising to some of your buyers.

The kitchen is king – If you have to focus on an area of the home we recommend looking at how you can improve your kitchen. If you don’t have the budget or time, look at replacing a feature such as a benchtop or splashback to update your look without removing all the bones.

Window furnishings – Do you have vertical blinds or skinny venetians? Spruce up your windows with new curtains for softness and style.

Tidy up your garden – Don’t forget the outdoor spaces in your home! Sweep, declutter and give attention to your lawn. It’s another impression that is relatively easy and cheap to fix, but one that leaves a lasting impression. Replace dead plants with new seasonal blooms in the front and back garden to give that sense of professional landscaping.
