100 Essex Street, West Footscray -A rundown house on 532sqm land sold for $925,000 with a big crowd of 65 and 8 bidders. We missed out for an investor/developer and it sold to the next-door neighbour.

392 Williamstown Road, Port Melbourne - Former commission bank home on 442sqm of land. Needing major renovation, it sold for a massive result of $1,642,000, $392,000 over reserve with 6 young families battling it and a crowd of over 100 people. The property required too much work for our upsizing family looking to stay in the bayside area.

14 James Street, Richmond - An unrenovated house located on 332sqm of land sold for $2.7 million and there were 2 bidders who were both looking to keep the house and renovate. It was a big result and equated to $8132 per square metre.

4 College Street, Elsternwick - $1,726,000 was the sale result of this 3-bedroom house on around 464sqm of land with a buyer’s advocate ending up winning the keys. They beat another 3 young families and it sold for $126,000 over the reserve and it was on a similar size block to the new properties on “The Block”.

3/9 Asquith Street, Reservoir - Two-bedroom villa unit sold through our Vendor Advocate services for $415,000 to a young first home buyer. It was a great result as we purchased the property for our investor client in 2011 for $270,000.

95 Beavers Road, Northcote - Two-bedroom terrace sold for $1,118,000. It was a solid result as the quoted range was $1-1.1 million.

1&2/37 Raleigh Street, Prahran - Two art-deco apartments on one title sold for $1,657,000 and this equated to around $828,000 each just showing the movement in the market as it was last sold in December 2014 for $1,210,000, an increase of $447,000 or 37% in just under 3 years.

92 Pine Street, Reservoir - Two-bedroom unit that sold for a solid result of $626,000 in a central Reservoir position. It sold well above the $490,000-535,000 quote range.
