46b Regent Street, Elsternwick- Sticks and Wombat

Sold for $2,650,000 with a $2,520,000 reserve. We were the second underbidders for this property for a middle-aged male investor client from Toorak with three bidders in total. Click here for more information

46c Regent Street, Elsternwick- Ronnie and Georgia

This was the auction that caused some controversy as the property passed in to me at $2,600,000 with a reserve of $2,620,000 on TV. We were then told "off air" the reserve had been moved to $2,800,000 to $2,900,000. We made two post auction offers of $2,675,000 and $2,725,000 but unfortunately it was sold in negotiations for $2,781,000 which is more than our clients thought the property was worth. We missed out for another young upsizing family moving from Malvern East. Click here for more information

46d Regent Street, Elsternwick- Hannah and Clint

We ended up picking up the bargain of the night only paying $2,615,000 with a reserve of $2,520,000 for our excited young upsizing family. There were only two bidders which usually happens at the end of The Block auctions at the last property as buyers buy and drop off and there are much better buys at the back end of the auctions. Our client is delighted and will make some minor changes to make the home their own. Click here for more information

17 Stradbroke Avenue, Brighton East-

Land site with permit for three townhouses. We missed out on this property as it sold for $2,155,000 with six developers battling it out. It was only purchased a year ago for $,1900,000 and mortgagee possession put it back on the market with a reserve of $1,600,000. Click here for more information

18 Ferncroft Avenue, Malvern East-

Four bedroom house on 650 sqm backing on to a park passed in for $2,875,000 and sold later for undisclosed figure believed to be close to $3,000,000. Unfortunately, the house needed too much renovation work for our downsizing clients to proceed. The owners paid $980,000 for the house brand new in 2002. Click here for more information

21 Marchant Avenue, Reservoir-

House on 692 sqm of land needing major work sold for $981,000. There were five bidders there, mostly investors fighting for the keys and Reservoir continues to be a hot spot. Click here for more information
