Congratulations on your retirement or future retirement! It’s something many people think and dream about but when you have finally hit this milestone, there are a few things you may want to consider if you are selling your family home or other property assets. We have put together an easy guide for you to consider before you take the plunge and sell your prized family home.

 

Be realistic about the selling price

We all want the best price for our property. It’s basic human nature to think this way, and though it is possible to get premium a price for your home, your assessment needs to be based on current comparable sales. An overpriced property may result in a stale marketing campaign which is not ideal or may not even sell, so it’s important to find the right balance when setting an asking price. It’s hard not to get emotional about it all as it is your family home that is filled with memories, but at the end of the day, you need to set that bias aside and really see how the market is performing. Make sure you talk frankly with your trusted agent about what you may need to do to get a particular asking price if your home needs some rejuvenation. It will also be important to know what price other similar properties have sold for in the area recently.

 

Declutter and depersonalise

This is something we often have to remind our clients. It’s nothing personal, it’s about presenting the home so the prospective buyer can imagine their lives in that home. They want it to feel as if it is their own, and decluttering space and depersonalising by removing family photos can really help. If it is easier, you might want to consider fully moving out of your home and getting it styled with rental furniture to make it look brand new.

 

Understand the market you are selling in

It’s important you are aware of what kind of market you are selling in. This will give a realistic perspective and insight to why and how your agent may approach the sale of your home.
