What are the benefits and what do they do?

Buyer’s Agents (also known as Buyer’s Advocates) are proving that experience and expertise are giving buyers the edge in the property market. A buyer’s agent essentially works on your behalf (the buyer) to search, evaluate, negotiate and purchase property on your behalf.

Navigating the property market is something that buyer’s agents do on a daily basis. Having an astute understanding of the market as well as relationships with local agents; enlisting a buyer’s agent can really give you the advantage in any market, or if you are especially nervous when negotiating.

What do they do?

  • Full service – This includes searching, evaluating and negotiating on your behalf. This is a great option for time poor or novice buyers and allows for a stress free process as the buyer’s agent does all the work for you.
  • Negotiation service – This is a great option for those who have an idea of what properties they want to buy but require expert skills in negotiation to purchase their preferred property.
  • Search only – Confident in your negotiation skills? This is a great option if you are time poor and would like the buyer’s agents to search for properties to suit your criteria.

How much does it cost?

It all comes down to which service you choose. For the full service, you may expect to pay a flat engagement fee and a percentage of the purchase price.

What are the benefits?

There are loads of benefits when using a buyer’s agent. If you are tired of searching and failing to purchase property, an expert buyer’s agent will be able to search and negotiate according to your budget and criteria with knowledge of the local area as well as having access to “off market” opportunities.

Saving time and having a stress free process is important to most people when buying property. It is definitely possible to purchase property without all the stress when you enlist an experienced buyer’s agent. Not only are you guided through the process, but you are also given investor savvy advice.
