When is it best to sell my property?

Selling your house or investment is a big deal, and no matter how many times you have gone through the process, there are many factors to consider. If we had a magic ball to tell us when it is the best time to sell for you it would be great, but there are always many external and personal situations in your life that are likely to influence your decision.

The trigger points could be anything from a financial situation, changes or growth in your relationship or family unit or you may have to move interstate for a job. No matter what the influences are, you may want to keep in mind a few things when planning to sell.

Traditionally Spring and Autumn are popular selling periods. Avoiding times leading to the end of year Christmas/summer holiday shutdown for many areas are recommended for city dwellers. Those in holiday bayside areas such as Sorrento, Portsea or Point Lonsdale often see an uplift of visitors and holiday makers, making it an opportune time to showcase your home.

Some people like selling in quieter months, for example through winter. Although the weather isn’t perfect all the time, there is less competition on the market which could see your property sell with greater exposure on real estate websites.

Once you have decided on your selling season strategy the next steps are important and you may want to ask yourself:

  • Do I need to renovate or uplift my property to sell? When deciding on this, you need to be careful to decide where your money is best spent so that you dont overcapitalise.
  • Who is my buyer?
  • Is my asking price in line with current comparable sales and current market conditions?
  • Is my agent’s strategy and experience in line with what I am expecting?
  • How will my property present in an open house? It is always advisable to have your property staged professionally which could mean removing your furniture and hiring, or simply adding special touches to our current furniture.Declutter and remove personal items within your home as potential buyers want to imagine themselves living in your home
  • What conditions will l accept when selling? This relates to the settlement period, building reports and finance clauses.
