Under the Residential Tenancies Act 1997, the following items are considered to be urgent repairs.  If you arrange for a repair and it is not classified as being an emergency repair, the landlord may not be require to reimburse you for the costs.

  • Burst water service.
  • Gas leak.
  • Broken or blocked toilet.
  • Serious roof leak.
  • Dangerous electrical fault.
  • Flooding or flood damage.
  • Failure or loss of gas supply, electricity or water.
  • Any fault or damage in the premises that makes the premises unsafe or insecure.
  • An applicance, fitting or fixture that is not working properly and causes a substantial amount of water to be wated.
  • a serious fault in a lift or staircase.
  • Serious storm or fire damage.
