Our job is to manage and co-ordinate the affairs of lot owners including but not limited to: 

MANAGEMENT / ADMINISTRATION

• Chairing, arranging and conducting meetings as well as documenting and distributing agenda’s and minutes.
• Arranging competitive quotes for and overseeing property maintenance and repairs of common property in accordance with the instructions of the Owners Corporation.
• Arrange and renew competitive insurance policies and lodging of insurance claims on behalf of the Owners Corporation.
• Keeping up to date with current Building and Fire Code Regulations.
• Correspondence with Councils to keep abreast of current matters and potential changes of relevance to the building.
• Maintaining records and providing offsite archiving.
• 24 hour Hotline service for repairs of common property.
• Maintain an address for receiving correspondence.
• Preparing circulars and conduct surveys.
• Prepare Owners Corporation Certificates.
• Maintain an accurate record of correspondence, asset register, strata plan, rules and regulations.
• Arrange a Maintenance Plan.
• Attending to statutory requirements.

• Sourcing quotes.

• Project / time management and programming.

PROJECT CO-ORDINATION

Our team provides project co-ordination services to improve and upgrade the exterior of your block. 

Scaling from small renovations through to full block rejuvenations, our team is experienced in planning and coordinating the works to minimize disruption to occupants and keeping you updated at all times throughout the work phase. 

We utilize a preferred list of contracts to assist in the creating the scope of works, the project co-ordination and compliance

INSURANCE

As a Strata Manager, we are obliged to ensure the Owners Corporation holds the building, legal liability and any other insurance that the law requires it to hold. 

Advantage Owners Corporation ensure that your insurance is reviewed each year and obtain three quotes on your behalf.  We are authorised Representatives of Whitbread Insurance and distributors of WFI (Westfarmers General Insurance) and AB Phillips Pty Ltd.

Our staff have extensive experience in handling your insurance claims in an efficient manner.
