Market Update – 17th February 2026

Melbourne’s property market continued its consistent performance with an 80% clearance rate from 578 auctions with over 476 million dollars worth of property auctions that sold on the weekend. The clearance rate was slightly stronger last year with a 86% clearance rate from 572 auctions for the same weekend.

One of the strongest auction results on the weekend was the sale of the modern renovated home at 27 Drew Street, Yarraville. The house sold for $2,016,500 with 5 bedroom and 2 bathroom accomodation on 446sq metres selling well above the $1.8 million plus price quote.

Single level villas continue to be popular with different demographic segments. A

bedroom villa at 4/88 Northumberland Road, Pascoe Vale sold for $675,000 with mainly young buyers contesting and pushing it well above the $590,000 plus price quote.
