Market Update – 30th June 2026

Melbourne’s property market continues its consistent clearance rates of around the 70% mark with a 62% clearance rate from 469 auctions. The same weekend last year the market was stronger with a 88% clearance rate from 690 auctions. Read Melbourne’s auction results below.

One of the strongest results in the last week was the sale of 19 Teddington Road, Hampton. The period style 4 bedroom 2 bathroom home that needed modernising was quoted $2.15 million plus sold for $2,386,000 on 766sq metres of land.

Areas such as Doncaster continue to see the ripple effect of buyers pushing outwards that can not afford the more expensive middle suburbs. A 4 bedroom 3 bathroom 1970’s brick veneer style home at 7 Blair Street, Doncaster sold for $2,125,000 on 890sq metres of land.

Modern townhouses continue to see strong demand from upsizing families and downsizing families as seen with the sale of 14A Clyde Street, Kew East. The 3 bedroom 2 bathroom modern one of a pair townhouse sold for $1,866,000

The middle northern suburbs continues to see strong demand for family homes. A house at 94 Yarralea Street, Alphington sold for $2,065,000 with the 4 bedroom 2 bathroom accommodation suiting families.

There was an interesting sale at 7 Willcyrus Street, Surrey Hills where there were two units on the one block and they sold for $1,880,000. They were perfect for a family wanting 2 separate residences for other family members as it offered a total of 4 bedroom 2 bathroom accommodation on 641sq metres.
