Market Update 8th April 2025

Melbourne’s property market continued its consistent auction results with an 82% clearance rate from 570 recorded auctions. This is an improvement from the 77% clearance rate from 624 auctions on the same weekend last year. Read all Melbourne’s auction results below.

Properties in school zones are always in strong demand. A house at 7 Dean Avenue in Mount Waverley sold for $1,210,000 on a small block of 325m2 in the Mount Waverley Secondary School zone. The owners bought the property and renovated after purchasing in 2004 for $340,000.

One of the strongest auction results of the weekend was the sale of 13 Harold St in Blackburn. The house on 784m2 which was bought in 2015 for $1,380,000 and then rebuilt sold for $2,940,000, well above the $2,700,000 plus quoted price range.

Another one of the strong auction results was that of 28 Linum St in Blackburn where the four bedroom, two bathroom house on 912m2 sold for $2,925,000. It was purchased for $1,300,000 back in 2011 as land value and was well above the $2,600,000 plus quote range.

Brand new rebuilds saw some good results over the weekend as was seen with the sale of 7 Oregon Drive in Donvale. The builder/developer bought the property, which had an old house on it in 2023 for $1,340,000, and built the brand new five bedroom, three bathroom home which sold for an impressive $2,760,000.
