This weeks’ interest rate rise didn’t really affect Melbourne’s property market as we saw a 82% clearance rate from 409 auctions with $309 million dollars worth of real estate auctions that sold. One of the strongest sales on the weekend was a house that needed work at 33 Stephens Street, Balwyn North. The 4 bedroom 2 bathroom house on a large 1,199sq metres of land was in the coveted Balwyn North High School zone and sold for $3,135,000 with a $2.8 million dollar plus quote.

Not all owners make money in real estate in a decade. The owners of 8/2A Cameron Road, Essendon sold for $683,000 after they had purchased it for $580,000 around ten years earlier and did not make much capital gain at all.

Records continue to be smashed in Melbourne’s property market in the last quarter of 2025. A 5 bedroom 3 bathroom house in Maribyrnong on a large block sold for $7 million on 853 sq metres of land with pool and entertainers facilities.

Who would have thought you would be paying $1.7 million dollars for a house in Brunswick West a decade ago? 113 Whitby Street, Brunswick West sold for $1,695,000 for a 3 bedroom 2 bathroom on a small 346sq metres block of land. I can remember buying my first house in the Brunswick area for $168,000 back in 1995.
