Market Update 15th July 2024
By | 15th Jul 24

Another school holiday weekend saw a low volume of 372 auctions and a very strong clearance rate of 82%. The volumes are lower than last year where the same weekend saw 487 auctions with a 78% clearance rate and we should see auction numbers increase as the school holidays have now finished. One of the strongest auction results for the weekend was the sale of 26 Avendon Blvd in Glen Waverley which sold for $2,722,500. The five bedroom three bathroom modern home sold well above the $2,300,000 plus price range and was helped by being in the popular Glen Waverley  High School Zone.

The main road location did not deter buyers from the renovated period home and its major transformation at 6 Melbourne Rd in Williamstown which sold for $2,330,000. The four bedroom three bathroom property on a small land parcel of 382m2 had a major makeover since it was last sold in 2009 in its unrenovated condition for $800,000.
