So what does a Vendor’s Advocate do?

  • Listen to your own personal situation and needs and and provide recommendations to suit your particular situation.
  • In collaboration with yourself, assist you to select the right selling agent, method of sale, marketing strategy and budget, quoting strategy, inspection times and strategy.
  • Provide you with professional advice and tips on property presentation including the usage of hire furniture or basic renovations to add value.
  • Give you the right advice on the timing of your sale, taking into account any long weekends and school holidays that may be a factor.
  • For investment properties, provide advice on whether to sell with the current tenancy in place or market the property vacant.
  • Assist in determining a reserve price and provide you with comparable sales.
  • Liaise with the sales agent each week and provide you with professional advice and recommendations on the sales process.
  • Provide assistance with all negotiations to ensure you receive the best offer and maximise your sale price.
  • If the property is being auctioned, we will physically be standing with you and providing advice on whether to place the property on the market and/or to negotiate.
  • Assist you in negotiating the most appropriate settlement and deposit terms as well as other special conditions.
  • Provide quality referral services to business partners including conveyancers/solicitors, tradespeople and renovation companies, interior designers and furniture hire companies.

In summary, the right Vendor’s Advocate will add value to your sales process and hold your hand from the start to the finish of the sales campaign to deliver a successful result.  A Vendor’s Advocate should not charge you directly and the service should not be at any extra cost as they receive a smaller share of the selling agent’s commission. You effectively have two professionals working on your sale for the price of one.
