How to make your rental property feel more like a home

Whether you’re rentinvesting or renting to save up for your mortgage, there is no reason why you shouldn’t feel comfortable in the property you have leased. Having a safe and healthy space to call home is a natural need, so what can you do to get that sense of security while you are renting?

 

Negotiate a longer lease

If you love the rental you have found, we recommend negotiating a longer lease. Consider proposing to the Property Manager a lease term or two or three years to secure the property you are in. You may be able to also add in an incentive for a rental increase at 12 month increments to make it worthwhile for the landlord.

Can I decorate?

It all comes down to what is stated in your lease agreement. With this in mind, landlords generally like tenants who are proud to call their investment home, so if you have some thoughts when it comes to decorating such as hanging pictures, get in touch with your property manager to get approval from the landlord. Another thing to keep in mind is that you don’t necessarily have to paint a wall or hang wall art to make a place feel more like home. Think about your furniture choices and accessories like rugs and cushions that can really make your place feel homely and you. TIP: If you have larger wall art, you can always lean it on the wall. This will give the room a contemporary edge.

Hide the parts you don’t love so much

Don’t let tiles or carpet get in the way of a great rental opportunity! Use rugs to draw the focal point away if you don’t like the carpet or even add a cluster of indoor plants in a corner to draw your eyes to that part of the room instead of the floor.

Spruiking an older, run down property

Painting may not be out of the question especially if the property is a bit older and could use some improvement. We suggest to gather some neutral colours swatches for your property manager and landlord to approve. The costs will be born on the renter, so if you are desperate to update items such as the walls, there is no harm in asking!  Keep in mind you will have to use a licensed contractor or a preferred contractor to carry out any works.
