Interview with the finalist for REIV Owners Corporation Manager of the Year

 

Ronald Perera has been an Owners Corporation Manager for over 20 years and has worked with all types of residential and commercial properties both in Australia and Singapore. Having been nominated for the REIV Owners Corporation Manager of the Year award, we asked Ronald the following questions.

 

 

What are the top qualities that make a good Owner’s Corporation Manager?

When it comes to Owners Corporation you really need expert knowledge and you need to ensure you comply with the ever changing legislation and always adopt best practices.   Continual professional development is a must which is why l continue to attend industry training days each month.

However, it all starts with having the right work attitude and not being afraid of hard work.  You must be willing to go the extra hard yards when required, which is what we recently did to accommodate an overseas owner by scheduling 6.30am meetings so he could be included in the conversations.

It is also really important that you understand your clients’ needs and build strong relationships.  I ensure that l am prompt and efficient and always try at every opportunity to exceed my client’s expectations.  Don’t run away from a problem, but face it head on to solve the problem.

My Personal Adage is “The difficult task I try to do as fast as I can, the impossible I will try my best to make it possible and for the miracles I will not give up trying.  I get my inspiration from man being able to go to the moon – All it takes is attitude to make it happen - if you think you can “YOU CAN!”

What do you like most about your job?

I love dealing with people and solving their problems. Every day is different and l am constantly learning and upgrading my skills to stay relevant.

There are so many facets to my job – from law, accounting, engineering , horticulture , management, communication, dealing will all spectrum of society from professional to contractors to every day individuals, from hot tempered to mild individuals.  You can go from adrenalin pumping days to calm days and you need to meet each new challenge head on and make things happen.

How do you think you add value to your owners?

I think that l add value through my “Care factor”. I have a genuine concern and I treat others property with respect and care as if it was my own. I am always trying my best to going that extra mile.

I have handpicked my contractors, who share the same values as me in wanting the best for my clients.

Taking time to Listen, Understand, Empathize and Engage with the clients and after that process taking the appropriate required Action at the earliest opportunity    

I also like to share my experience and knowledge with my clients when there is an opportunity as l believe it is important for them to learn more about how the strata management of their property operates.   I like to work hand in hand with the committee and members to achieve the best and most favourable outcomes at minimal cost.

What does it mean to you to be nominated for this award?

This nomination means a lot to me. It is a personal achievement, a milestone. It’s a reward for all the hard work, dedication and patience over the years. It is harvesting the fruits of success from labouring and sowing the seeds in sometimes a harsh climate.
