Melbourne’s property market had a bigger volume of auctions this weekend after the Easter long weekend break with 779 reported auctions and again we saw a strong clearance rate of 80%. There continues to be more buyers making offers before auction as we saw with our Vendor Advocacy property in Hotham Street, Ripponlea which sold for $752,500 before auction. Now over 25% of properties are being sold before auction, as more buyers are missing out and therefore trying to buy properties before auction and cut out their competition. Who would’ve thought Melbourne would’ve seen 35 new suburb records shattered in the last 6 months after the COVID pandemic? There were massive new records in suburbs from the East and South East, out to the West and also the North and North East and there continues to be new suburb records as we saw in Caroline Springs where a property set a new record of $2,350,000.
