  Our property experts are constantly hunting for whole apartment blocks where the vendor doesn't want to sell them individually. We target blocks that have the potential to increase in value and provide good long-term investment returns. Once we secure the entire block on behalf of our clients, they can then add value through external and internal renovations to increase equity and rental returns.

  Investors from our waiting list are given the opportunity to purchase

  Once you have registered for our waiting list, you will be notified of all opportunities that suit your specific needs for price, location and return on investment.

  We negotiate to secure the entire apartment block

  Just like when you order goods in bulk, buying an entire apartment block provides us with superior bargaining power to negotiate a great price and conditions. With less than 5% of buyers purchasing in the multi million dollar plus price brackets, we move out of the individual retail market where most investors purchase. This sets you apart from all the other buyers competing against individual properties each week in Melbourne.

  Targeted external renovations

  The strategy is for the owners to work together to add value to the block through external renovations. We know from experience what will increase the value of your property to improve your equity and rental returns. We offer our services for external renovations, which can be co-ordinated after settlement. We also provide recommendations on how the owners may use 99 year leases to utilise common area for courtyards or extra carparks (where applicable and if the owners agree post settlement).

  Your individual apartment

  Once you take ownership of your individual apartment you can decide to internally renovate, move into it or use it as an investment property. The choice is yours depending on your goals. Advantage will be there to assist you in all areas of your purchase by offering services or referrals for external rejuvenation, the ongoing management through our Owners Corporation and Property Management departments. Our expertise allows you to be part of a whole block renovation strategy without the risk involved in individual development.
